A RARE INVESTMENT OPPORTUNITY

The Noordhoek Valley is bordered in the north by Chapman's Peak, Noordhoek Ridge and the sweep of mountains which make up the Steenberg Plateau towards Muizenberg, all of which form a magnificent natural amphitheatre. It is here, within the De Goede Hoop Estate, that Lavenhof, one of the 46 exclusive, five acre (two hectare) estates within De Goede Hoop, is up for sale through RE/MAX Living. 


Gerlinde Moser, Broker/Owner of RE/MAX Living, says this 900m2 home is of the highest standard and living areas are of ambassadorial proportions. Moser says that comparatively, there have been 25 registered sales in the area of the last 12 months which have been in excess of R65-million. "Demand for entry level homes in the area is steady," she says, although there are not many entry level homes or apartments available in Noordhoek." 


Moser reports that the general property market statistics for the entire valley including Fish Hoek, show an increase 8,4% in the first five months of the year, where 34 units were sold at an average price of R1,544-million compared the whole of 2009 where 161 units were sold for an average price of R1,425-million. 


According to Moser, a 55m2 -60m2 flat can be found in Noordhoek at R600 000 while a two-bedroom, one-bathroom cluster home in secure environment will sell at around R800 000. The average price for a Fish Hoek home this year has been approximately R1,327-million. 


"But," she says, "while Belvedere and the larger grounds in Noordhoek have fetched, on average, R4,315-million in 2010, Lavenhof cannot be compared to any homes included in the above statistics. Aside from the fact that it is one of a few exclusive homes in the De Goede Estate, the Manor House was recently sold for just under R214-million, although this price may well have included the 19 adjacent vacant properties. In addition, there are three properties, including Lavenhof, at the R25-million mark at present." 


When asked about the Lavenhof owners' favourite features of the property, Moser says they are proud of everything they own because they have built it all from scratch. "They loved the chance of entertaining, he loved to ride on the estate's bridle path while she cooked up a storm. They have always found the peace, quiet and security of the estate comforting."


Commenting on this property as an investment opportunity, Adrian Goslett, CEO of RE/MAX of Southern Africa said that it is a rare find; a property that represents a luxurious yet comfortable family home in a fantastic lifestyle setting.
